Regarding the common areas at Residencial Fortaleza Sul, guests have free and unlimited access to most leisure and wellness facilities, including the swimming pools (adult and children's pools), the fitness center, sports courts (tennis, squash, and beach tennis), the soccer field, and workstations in the coworking space. One private covered parking space is also available for guest use.

However, the condominium has some important restrictions to ensure the safety and good coexistence of all residents:
