Accommodation Rules – Please Read Carefully

Thank you for your interest in staying with us! To ensure a peaceful, safe, and comfortable stay for everyone, it is essential to read and confirm the rules below. By proceeding with the reservation, you declare that you are aware of and agree to all terms.

1. Identification and Check-in Advance submission of an official photo ID (PDF or legible photo) for all guests is mandatory.

The condominium uses an electronic access control system with facial verification at reception.

If any guest does not match the registered document, the reservation will be canceled without refund.

Check-in is from 2 PM and check-out is until 10 AM. Staying after 10 AM will be charged as a new day's rate.

2. Documentation and Communication

After reservation confirmation, an official WhatsApp group will be created where you will send identification documents, address, phone number, and email. Confirm any additional services and corresponding fees (e.g., parking, extra linens, cleaning, visits). You will receive access information and other details. This channel ensures speed, clarity, and a record of communication during your stay.

3. Early Check-in and Late Check-out

Subject to availability, these are not guaranteed and may incur extra costs; the company should be consulted in advance. We do not offer luggage storage or other item storage. If necessary, please contact the company for more information.

4. Prohibited Activities and Security

Zero tolerance for illegal activities. Cases of drug use/trafficking, weapons, violence, human trafficking, and sex work, among other offenses, will be reported to the authorities immediately, and the reservation will be canceled without refund, subject to applicable penalties. Keep doors and windows locked when leaving. Do not share keys, passwords, or magnetic cards with third parties.

5. No Smoking Policy

Smoking (cigarettes, vapes, narcotics, etc.) is prohibited in all indoor areas of the apartment and condominium, for example, balconies, bedrooms, bathrooms, and common areas, according to State Law No. 13.541/2009.

The property has an air quality sensor, which will alert you to any type of smoke. In case of detection of smoke, traces of smoke, or tampering with the sensor, the reservation will be terminated immediately, with a non-refundable cleaning fee of R$ 600.00.

6. Additional Fees and Services:

Parking: R$ 25.00/day (please send license plate, model, and color for registration). Extra simple cleaning: R$ 150.00. (For deep cleaning, please inquire about prices). Linen change (towels and bed linen): R$ 100.00. Extra visits are only allowed if registered before check-in (with document submission and fee payment) R$ 100.00 per person, for up to 8 hours of use, without overnight stay. Visits are not permitted before the main tenant, according to condominium security rules. All fees are communicated in advance and authorized by the guest via WhatsApp.

7. Rules of Coexistence and Use of Space

Quiet hours: 12 PM to 2 PM and after 10 PM until 8 AM. Common areas available: swimming pool, sauna, gym, games room. (Subject to administrative restrictions).

Prohibited:

Eating on beds and sofas. Using knives directly on the table. Placing glasses and objects on furniture without protection. Placing wet towels on beds, furniture or sofas. Washing clothes in the kitchen and bathroom sink (use laundry in the common area). Storing bicycles, motorcycles or inappropriate objects inside the apartment. Using bleach inside the property. Throwing paper, sanitary napkins, or other items in the toilet. Using bath towels on the floor; Using towels to remove makeup or any product with pigmentation; Using towels with products on the body such as sunscreen, tanning oil, etc.; Taking towels to the pool or beach;

8. Maintenance and Conservation

Any problems with the facilities must be reported immediately for resolution; The guest is responsible for: Taking care of the conservation of the property and its items; Damages or losses will be charged; Bed linen/towels: Stained: special cleaning fee. Damaged: item charge. Stove: Clean only with a sponge. If there is dirt that is difficult to remove, notify us. Do not use utensils, steel wool, or any object that may scratch or cause damage.

9. Trash

Trash must be disposed of in the collectors located in the parking lots (ground floor, S1 and S2) selectively and properly contained via the service elevator; leaving trash near the fire hydrants is prohibited. Leaving trash in the accommodation and in the hallway is prohibited.

10. Laundry: This is a shared laundry facility with the OMO LAUNDRY system, which includes products. If you wish to use it, a fee is charged per transaction via the app, at the guest's expense; 11. Personal Belongings

We are not responsible for items or valuables left in the accommodation after check-out. If any item is found, it will be the guest's responsibility to send someone to retrieve it from the property.
